Small-bay flex is the tightest product type on the south Front Range. Contractors, distributors, and service businesses all compete for the same shrinking pool of units under 10,000 square feet, and almost nothing new is being built for them.
The site fronts E-470 with roughly 47,600 vehicles a day passing west of Chambers Road, minutes from I-25 and Centennial Airport and adjacent to the Common Spirit medical campus. Within three miles the trade area holds about 67,300 residents at an average household income near $144,000, and a daytime population of 107,000.
The program is deliberately layered. Five incubator flex buildings carry suites from 2,100 to 8,000 square feet for the smallest users; a middle tier of 10,000 and 15,000 square foot buildings serves growing tenants; and larger spec and build-to-suit pads absorb the users who need 25,000 square feet or more. Smaller buildings go up first and lease while the build-to-suit space is marketed.
The land carries three zoning designations across its tracts — light industrial flex, office and employment, and neighborhood commercial — which lets the program flex toward whichever demand shows up rather than committing the whole site to one use.
